Whatever your plans on Wednesday night, these are the easiest (and most delicious) chocolate covered strawberries; and they make any night special.

(Easy) Chocolate Covered Strawberries

Ingredients:

16 ounces milk chocolate chips
2 tablespoons shortening
1 pound fresh strawberries with leaves

Instructions:

In a double boiler, melt the chocolate and shortening, stirring occasionally until smooth. Holding them by the toothpicks, dip the strawberries into the chocolate mixture.
Insert toothpicks into the tops of the strawberries.
Turn the strawberries upside down and insert the toothpick into styrofoam for the chocolate to cool.

Liquidity

First of all, renters have a greater liquidity than homeowners, a financial flexibility that cannot be understated in today’s economy. Homes are a highly illiquid form of investment, given that they cannot be sold quickly. That’s not to say buyers don’t exist, but they’re not necessarily easy to come by either. A house cannot be quickly converted into cash without the possibility of losing a large percentage of its value. Renters avoid this problem entirely.

And unlike homeowners, renters invest no equity in their property, so they’re able to put that money elsewhere. This is important to note because homes are not appreciating like they used to. Renting also affords a mobility that homeownership cannot. Instead of being bogged down by the process of selling a home, renters can move as soon as the lease expires. They don’t have to engage in costly updates to make their unit more desirable. Escrow might as well be a word in a foreign language.

Additionally, renters don’t have to take the time to fix anything — that’s the landlord’s job. Instead of replacing a busted washer and dryer, many renters can just request a fix from the property manager. It’s incredibly easy, saving both time and money.

Many rental properties offer numerous facilities and benefits that homes do not. Apartment communities offer amenities that cater to life’s essentials — and then some. Some of these amenities are in-unit, like upgraded kitchens, energy efficient appliances, smart control HVAC systems and designated storage spaces. The data doesn’t lie: According to The State of the Nation’s Housing 2017, the number of renter households rose by 600,000 from 2015 to 2016, marking 12 consecutive years of growth. The stigma behind renting has all but vanished, demonstrating clear advantages with which homeownership cannot compete.

Anything from between 42% to 92% of New Year’s resolutions end in failure. That’s no big surprise: we already know that Americans give up on 80% of the turn-of-year vows they make by the second week of February — and just 8% of us achieve any of our pre-set goals at all.

Americans set high targets and the struggle is real. The most popular resolutions last year were to “get healthy,” “get organized,” “live life to the fullest,” “learn new hobbies,” “spend less/save more,” and “travel”.

There’s some evidence that aiming high makes it likelier you’ll achieve your targets, but you’ll need more than mere wishes. Without having a structured program to reach their desired outcomes, people will often fail. Many of us set goals that are either too lofty, or have no timetable to achievement. Here’s how to change that.

Understand why: Don’t just say you want to lose 30 pounds. All goals should come with a reason. “I need to lose 30 pounds this year because my doctor is telling me I’m going to be prediabetic and I don’t want to go on insulin, so I’m going to lose five pounds a month” is a much stronger incentive.

Make an action plan: Draw up your goals with realistic deadlines. Whether it’s saving more money or dropping some pounds, accept that your efforts may not unfold exactly as you predict, and have a way to counteract that. This could mean hanging up a picture of the dress you want to wear…or writing down the reason why and hanging it up in your bathroom or kitchen. Setting mini-goals also help make your larger objective more obtainable. Otherwise, falling off the bandwagon can negatively impact your self-esteem.

Enlist help: Accountability is important, so consider pairing up with a friend. You can also follow inspirational figures pursuing similar goals on social media, where seeing a motivational Instagram post from someone whom you admire every day could keep you going.

Establish a reward: If you’ve been diligent, occasionally indulge in a small treat to incentivize yourself to keep going. This could mean going to the movies or having an ice cream for dessert. Have the extra layer of reinforcing yourself with something like that. It can go a long way toward keeping the goal consistent.
