FAQ - Apartments in Lynchburg, VA

  • Do you allow pets?

    Walden Pond is a very pet friendly community offering the opportunity for residents to have one, two or three pets up to a 40 pound weight limit with a maximum of 2 dogs per apartment. Pets must be a minimum of 1 year of age.

    We do have breed restrictions and pets may not be any mix of the below breeds:

    Chows, Doberman Pinschers, German Shepherds, Pit Bull (also known as Staffordshire Terrier or Bull Terrier).

    Guest Pets are not permitted.

  • How many pets may I have?

    The maximum number of pets allowed are 3 pets up to a 100 pound weight limit.

  • Are there any deposits, special fees or monthly charges to have a pet?

    Yes, there is a $12.00 per month pet fee for each pet and a Non-Refundable Lease Protect Fee of $498.00 - $649.00 (Credit Based). We request a Veterinary Verification and a Photo of each pet.

  • If I get a job transfer, can I break the lease?

    A resident may request a release from his or her lease because of a job transfer. Job transfers, if verified by a company notification letter, may be authorized under our job transfer policy. The resident must be moving at least fifty (50) miles outside of the area and must be transferred with a branch of the same company for which he or she is presently working. The 60-day notice does not commence until the Welcome Center receives the company's verification of transfer letter. The resident agrees to pay two (2) month's rent in advance after the signing of the Early Termination Addendum. The apartment may be vacated at any time after the addendum is signed and rent has been paid, but it must be vacated no later than the last day of the 60-day notice. In either case, the resident must sign a vacating notice at the signing of the Early Termination Addendum verifying the exact date of move-out. NOTE: In a roommate situation, only the transferring resident is released from the lease agreement. The remaining resident must release the transferred resident or the company transfer is void. However, if the remaining resident is agreeable in allowing the transferring resident to vacate, the remaining resident has the option of remaining in the present apartment or moving to a smaller apartment. Utilities will need to remain in the out going residents name until the 60 day notice to vacate has expired.

  • What utilities are included in my lease?

    Our rent includes water, sewer, trash, and gas heat.

  • How long is the term of the lease?

    We offer lease terms from 3 months to 15 months based on availability.

  • Do you accept leases for short terms?

    We do allow short term leases from 3 months to 8 months or on a month to month basis after you fulfill your original lease term. There is a month to month fee of $150.00 added to your rent and we still would require a written 60 day notice to vacate.

  • If something needs to be repaired in my apartment, how do I report it?

    You have three options on how to report a service request. You may call the Welcome Center, (434) 385-5060, to reach an on call maintenance technician by choosing option 2 after hours or during business hours we will place the work order for you. You may also stop by the Welcome Center or email your request through our website, www.WaldenPondLiving.com

  • When is rent payment due?

    Rent is due and payable on the first of each month. Payments received after the close of business on the fifth of the month will result in a $75.00 late fee.

  • What is the day of the month that I am liable for a late charge?

    You do not accrue late fees until the close of business on the 5th of the month.

  • Will you accept electronic payments from my bank?

    We do accept electronic payments however they must be in our office by the 5th of the month to avoid late fees.

  • Is there a place where I can pay my rent after hours?

    There is a drop box on the right of the door to the Welcome Center

  • There is a person who might be staying with me for awhile. Is that permitted by the lease?

    If they are going to be staying more than 15 days consecutive, we will need to process a normal application on that person.

  • Do you have reserved parking?

    Parking is open except at two buildings where parking permits are required. This includes motorcycle parking as well. The Leasing Consultant will advise if this applies to each prospect.

  • I have a motorcycle, where can I park it?

    All vehicles must be parked in designated parking areas. Motorcycles are not allowed in apartments, patios/balconies, storage units or breezeways.

  • Can I install my satellite dish at my apartment?

    You can install a satellite dish within your patio. It may not be adhered to our structure in any fashion and has to be contained within the patio area to meet our guidelines. Proof of Renters Insurance is required equal to $100,000.

  • Will you accept my delivery packages for me?

    We will be happy to accept your packages if you are not home. Please keep in mind we are not held responsible for any damages or lost packages.

  • Where do I register to vote?

    You can register to vote at the local Department of Motor Vehicles

  • Am I required to have renter’s insurance?

    Effective September 1, 2017, all residents are required to purchase renter’s insurance and provide Walden Pond with a copy of the active policy. We suggest the policy carry at least $10,000.00 personal property coverage and require at least $100,000.00 personal liability coverage. In addition, Walden Pond must be listed as an additional interest on the policy. Lastly, the owner’s insurance policy does not cover damage to the premises as a result of negligence on the part of the resident.
