What is your parking policy?
Walden Pond has free parking for you and your friends. Walden Pond also offers recreational parking for boats and campers.
What utilities are included in your rent?
Walden Pond residents receive free water, sewage, and trash removal.
Where is the closest bus stop?
Walden Pond Apartments has a public GLTC bus stop located in front of the community on Lakeside Drive. Also, we are on the Liberty University Transit Route with pickup locations throughout the community.
What type of community amenities do you have?
Walden Pond features many recreational facilities, Jr. Sized Olympic Pool, Newly renovated clubhouse available for rental, Sand Volleyball Court, 2 Lighted Tennis Courts, fitness center, paved fitness trail, fishing pond, and a Cyber Café.
What is your security deposit?
Walden Pond does not require a security deposit; we instead require Surebond coverage which can be purchase for a $175.00 non-refundable fee.
What fees do you charge at during the leasing process?
Walden Pond required a $25.00 application fee for all applicants, occupants and guarantors. In addition, a $150 Holding fee is required to hold the apartment. At move in, the holding fee is credited towards the first months rent. However, if the application is cancelled after 72 hours, the Holding fee is non-refundable.
What other fees do you charge?
Walden Pond requires a $100 Refurbish Fee and a $35.00 Amenity Fee.
What if I lock myself out of my apartment, do you have 24-hour lockout service?
Walden Pond has 24-hour lock-out services for our residents. (charges apply)
What type of Internet is offered at your community?
Comcast is Walden Pond's recommended internet provider. However, resident have the options to use Verizon.
What type of cable is offered at your community?
Comcast is Walden Pond's recommended cable provider. However, resident have the option to use the dish network.
What type of community events do you offer?
Walden Pond offers many free community events and socials for our residents—our monthly newsletters will keep you informed.
Where are the laundry facilities located?
Walden Pond offers options for a washer/dryer in your apartment and provides on-site laundry facilities, as well as washer and dryer hook ups.
Do you have 24-hour emergency maintenance service?
Walden Pond provides 24-hour emergency maintenance on-call service.
What type of preventative maintenance is provided?
Walden Pond has regularly scheduled preventative maintenance like exterminations and air filter changes. Dates and times can be found in the monthly newsletter.
Do you offer complimentary carpet cleaning service?
Walden Pond offers one complimentary carpet cleaning at time of lease renewal.
Where is the closest shopping/grocery store?
Walden Pond is conveniently located near a Walmart Super Center, Food Lion, and Kroger grocery store, shopping centers, gas stations, and local banks—all within our community.
Where is your property management office located?
The Walden Pond Leasing Office offers an on-site property management team with convenient office hours to serve our residents.
Do you allow pets?
Yes, we are very pet friendly, but we do restrict certain aggressive breeds. We do not allow Pit bulls (American Staffordshire, Bull Terriers), Dobermans, Rottweiler's, Chows, and German Sheppard's. Full- blooded or mixed at any percentage will not be permitted.
Where do I register to vote?
You can register to vote at Maryland MVA, located 15 minutes from Abberly Crest.
How many pets may I have?
The maximum number of pets allowed is 3
Are there any deposits, special fees or monthly charges to have a pet?
Yes, we have a pet fee of $200.00, and a $100 pet deposit. Monthly pet rent is $10 per pet per month.
If I get a job transfer, can I break the lease?
Yes, if verified with a company notification letter. The resident must be moving at lease fifty (50) miles outside of the area and must be transferred with a branch of the same company for which he or she is presently working. The 60-day notice does not commence until the Management office receives the company's verification of transfer letter.
How long is the term of the lease?
We offer lease terms from 3 months to 15 months and 24 month leases.
Do you accept leases for short terms?
We do allow leases as short as 3 months with a short term lease premium. (3-5 months, $100 additional per month and 6-8 months, $50 additional per month)
If something needs to be repaired in my apartment, how do I report it?
You have three options on how to report a service request. You can either call a service request in to the office, stop by the office or e-mail it in through our website www.WaldenPondLiving.com
When is rent payment due?
When is rent payment due? Rent is due on the first of every month. You have until the close of business on the fifth to avoid late fees. After the fifth of the month, your account will be assessed a $75 late fee.
What is the day of the month that I am liable for a late charge?
You do not accrue late fees until the close of business on the 5th of the month
Will you accept electronic payments from my bank?
We do accept electronic payments however they must be in our office by the 5th of the month to avoid late fees.
Is there a place where I can pay my rent after hours?
There is a drop box on the wall to the right of the Welcome Center.
There is a person who might be staying with me for awhile. Is that permitted by the lease?
If they are going to be staying more than 7 days, we will need to process a normal application on that person.
I have a motorcycle, where can I park it?
All vehicles must be parked in designated parking areas. Motorcycles are not allowed in apartments, storage units, patios, or breezeways.
Can I install my satellite dish at my apartment?
You can install a satellite dish within your patio. It may not be adhered to our structure in any fashion and has to be contained within the patio area to meet our guidelines. Proof of Renters Insurance is required equal to $100,000
Will you accept my delivery packages for me?
We will be happy to accept your packages if you are not home. Please keep in mind we are not held responsible for any damages or lost packages
Where do I register to vote?
You can register to vote at Lynchburg DVA, located 8 minutes from Walden Pond. From 460 West: Take 460E towards Lynchburg. Take Candlers Mountain Road exit (Route 501N) to the left. Go to the first stoplight and take a right onto Mayflower Drive. Go to the first stoplight. DMV will be located on your right (corner of Mayflower and Odd Fellows).
